Updates will not install

I'm on version 9.004-33. Home license. I have updates showing for 9.004-34, 9.005-15, and 9.005-16.  Logging in as admin on LAN and none of the updates will apply after clicking install, or clicking "update to latest version now".  

I'm still pretty new using this product.  Am I missing something?  Can someone shed some light on this?

    Because it is! [;)]

    In /var/up2date, run the command ls -R to see if there's anything in any of the subdirectories.  If you find anything, go into that subdirectory and delete (rm) the file.

    If this doesn't fix your problem, then I'd suggest a configuration backup followed by a restore to a fresh install.
