Masquering Doesn't Work with More than one Network.

I've created the following network definitions:

10.1.20.x 10.1.20.0 255.255.255.0  edit del
10.1.30.x 10.1.30.0 255.255.255.0  edit del
10.1.40.x 10.1.40.0 255.255.255.0  edit del

Of which I've created the corresponding interfaces (4 NICS) 3 with the 10.1.x.13 and the last one is my External routable IP.

My Masquerade is setup as follows:
10.1.20.x --> MYEXTERNALINTERFACE
10.1.30.x --> MYEXTERNALINTERFACE
10.1.40.x --> MYEXTERNALINTERFACE

After which I get strange behavior.  With this setup masquerading always work on the 10.1.20.x network... and even the 10.1.40.x network, but not the 10.1.30.x network.  I've even moved the network gateway to another interface card.  If I define a "network group" for all of the above networks, ie:
 {All Internal} --> MYEXTERNALINTERFACE
...masquerading just doesn't work at all.

My copy is unregistered, is this somehow effecting it?  btw, how does one register their copy for non-commercial/educational?

Using version 1.820
Thanks,
